Kirribilli II

“Farmhouses Australia in conjunction with Construction by Law have built us a beautiful new house but more importantly, they have built us a gorgeous home to create many wonderful family memories.”

“Kirribilli II” is a 264.5m2 (28.5 square) 4 bedroom home with 112m2 (12 squares) of decking perfect for family living and entertaining. Designed to suit a family with older teens, the upstairs area includes two generous bedrooms, both with spacious WIRs, a luxurious bathroom complete with 1.5m shower and large corner bath, separate powder room with concealed cistern toilet, and a large living area overlooking the property grove, with views to Western Port.

Downstairs the home includes an open plan family, dining and kitchen area, along with a Walk in Pantry. The cathedral ceiling in this area has grooved ceiling lining and exposed trusses.  There is a wood burning fire in the family area with an enclosure of Quartzite Natural Stone Cladding.  This enclosure extends out on to the deck producing a beautiful external feature.  All hallways, stairs and living areas have Hickory Homestead 12mm Engineered flooring in Acorn colour.

The generously sized Master Bedroom is complete with a deluxe WIR with custom designed shelving and drawers, and a lavish ensuite. The ensuite includes a 3m wide vanity with dual basins, dual mirrors and 3 windows to provide vast amounts of natural light.  Also included are a 1.5m shower and a concealed cistern toilet.  Wall Tiles used throughout the bathrooms and powder rooms are a soft teal Fish Scale pattern with grey Terrazzo floor tiles.

The guest bedroom includes its own ensuite complete with a 1.5m shower and vanity.   This room serves a dual purpose as it is also set up to use as a study with a built in desk and storage.   A separate powder room off the hallway includes a concealed cistern toilet and vanity, and a spacious laundry with oodles of storage completes this bespoke family home.

The soft grey and crisp white colour scheme perfectly compliment the Mixed Red Iron Bark Decking and the exposed aggregate concrete entertaining area.  The deck includes an extra wide step to provide seating whilst sitting around the open fire.  The outdoor entertaining area also includes verandahs to shade the home from the western sun, along with timber slats to the pergola on the north to provide shade in the summer whilst allowing penetration of the winter sun. The deck to the east includes a BBQ area, and laser light to the pergola to provide shelter from rain when cooking.

Boasting a 7.3 star energy rating, this charming country home sits comfortably on slopping farm land in this beautiful rural Merricks (Mornington Peninsula) setting.

We will always highly recommend Farmhouses Australia and Construction by Law without hesitation, to anyone wishing to build a home that is beautiful and clever in design, built to the highest standard and a builder who is not only highly skilled but honest and open in communication.
